What is a Gas Safety Record?

A Gas Safety Record (GSR) lists general gas appliance information such as make, model and location. However, more importantly a GSR assesses and records a snap shot of critical safety criteria for each gas appliance in your property including:

  • Ventilation requirements
  • Flue or chimney arrangements
  • Satisfactory safety device operation
  • Gas pressure
  • Gas consumption
  • Flue gas analysis (aka emissions)

Finally, the following tests and visual observations are made:

  • Gas leak pressure test of gas meter and all gas installation pipework, including gas pipes concealed in floors and walls
  • Visual check of any accessible gas pipes to confirm suitability of materials and fittings
  • Visual check of main protective earth bonding to gas installation pipework
  • Accessibility and operation of gas Emergency Control Valve (ECV)

Whether you are a landlord, agent or homeowner we can provide a professional and reliable Gas Safety Record service.

Although a GSR is not legally required for homeowners, it is recommended to ensure your family and property are kept safe, and is often a requirement in the ‘small print’ of home insurance providers.

Our helpful reminder service

If you’re a landlord, you’ll be aware that a GSR is a legal requirement to meet your obligations under The Gas Safety (Installation and Use) Regulations 1998 which outline the duties of landlords to ensure gas appliances, fittings and chimneys/flues provided for tenants are safe. To help you meet your legal obligations, we provide a free annual reminder service and 40% discount on a boiler service when combined with a Gas Safety Record. Find out more about boiler servicing.

Retained renewal date

GSRs must be updated every 12 months. However, new legislation means that a GSR can be completed up to 2 months early, whilst retaining the renewal date from the original GSR. This is a detail that we take full advantage of, meaning that you will always get the full 12 months cover, even if the GSR is completed weeks before its renewal date.
